How Much Does a Bathroom Remodel Cost in Los Angeles?
By Yigal Biton, Founder · October 16, 2026

A bathroom is the smallest room in most houses and one of the most expensive per square foot, because so much happens in so little space: plumbing, waterproofing, tile, electrical, ventilation and fixtures all converge in a few dozen square feet. In Los Angeles in 2026, most full bathroom remodels run from roughly $20,000 to $60,000, and a large primary-suite rebuild can run well beyond that. Where yours lands depends mostly on scope — whether the layout changes — rather than on the size of the room.
A note on the numbers below: every figure in this guide is a general Los Angeles market range for 2026, not a quote. Your actual price depends on the size of the bathroom, the materials and fixtures you choose, whether plumbing moves, the age and condition of the walls and subfloor behind the tile, and the permits your project needs. Two bathrooms of the same size can differ by tens of thousands of dollars. Use these ranges to plan, then get an itemized estimate before you commit to a budget.
Bathroom remodel cost at a glance (2026)
- Refresh, same layout: about $20,000–$35,000. New vanity, tile, fixtures, lighting and paint with the toilet, tub or shower, and sink staying where they are. This is where many guest and hall bathrooms land.
- Full remodel, same footprint: about $35,000–$55,000. A new tiled shower or tub surround with proper waterproofing, new vanity and plumbing fixtures, new flooring, updated electrical and ventilation, and a gutted-to-the-studs start.
- Primary-suite rebuild: about $55,000–$80,000+. Moving fixtures, a double vanity, a large walk-in or curbless shower, custom stone, heated floors or steam. Spa-style suites can run well above this range.
Those tiers follow scope, not room labels. A small primary bath with a simple layout can sit in the middle tier, while a guest bath where the shower moves to the other wall can climb into the upper one.
What moves the number most
Moving plumbing
Keeping the toilet, sink and shower where they are is the single biggest way to control cost. Relocating a drain means opening the floor, re-running waste and supply lines, and often reframing and re-waterproofing around the new position. Published 2026 Los Angeles contractor estimates put a moved toilet or shower at roughly $9,000 to $18,000 on top of the base remodel, depending on how far it moves and what is under the floor.
The shower
The shower is usually the largest swing item. A pre-fabricated fiberglass or acrylic surround is the least expensive option and installs quickly. A custom tiled shower costs more, and a curbless (zero-threshold) shower typically adds several thousand dollars more again, because the floor has to be recessed and sloped to drain correctly. Whatever the finish, the waterproofing behind it matters more than the tile on the front — it is the part you cannot see and cannot cheaply fix later.
Tile and labor
Tile is both a material cost and a labor cost, and in Los Angeles the labor side is large. Setting tile commonly runs about $12 to $25 per square foot, and intricate patterns, large-format porcelain slabs, small mosaics and stone push that higher. A tiled shower floor, walls and niche involve far more cutting and waterproofing than the same tile on a floor.
Demolition and what's behind the walls
Taking a bathroom down to the studs is a real cost, and it is also where surprises show up. In older Los Angeles homes, opening a wall can reveal outdated galvanized or cast-iron plumbing, water damage, or rot behind a leaking shower, any of which has to be corrected before new work goes in. A good estimate names a plan for these, rather than ignoring them.
Vanity, fixtures and finishes
A stock vanity with a standard faucet and a custom floating vanity with a stone top and wall-mounted fixtures can differ by thousands of dollars for the same footprint. Fixture finish — chrome, brushed nickel, matte black, brass — changes the look far more than the price, but wall-mounted and specialty plumbing fixtures carry real installation cost.
Why cost per square foot is a poor way to budget
You will see bathroom remodels quoted per square foot online, and the published numbers for Los Angeles disagree enormously — anywhere from roughly $100 to over $600 per square foot depending on the source and the tier. That spread is the point: a bathroom's expensive parts (the shower, the plumbing, the vanity, the waterproofing) are mostly fixed costs, so a 40-square-foot bathroom costs far more per foot than a 100-square-foot one. Budget from scope and finish level, not from a price per foot.
What permits add in Los Angeles
Cosmetic work like painting and swapping a vanity generally does not need a permit, but most real bathroom remodels do. In the City of Los Angeles — which covers most San Fernando Valley neighborhoods, including Encino, Sherman Oaks, Studio City and Woodland Hills — that means LADBS permits. Replacing fixtures in the same locations typically needs a plumbing permit; moving plumbing needs a larger one; and building a new shower pan with waterproofing needs a building permit with an inspection. Permit costs commonly range from a few hundred dollars to a few thousand depending on scope.
Not every Valley-area address is in the City of LA: Burbank, Glendale and Calabasas, for example, are separate cities with their own building departments and fee schedules, so confirm which jurisdiction your address falls under before you budget. We handle the permitting on our projects, so it is built into the estimate rather than left as a surprise. Skipping permits is the kind of shortcut that comes back at resale, when an unpermitted bathroom shows up in an inspection or disclosure.
How long does a bathroom remodel take?
A full bathroom remodel typically takes about three to six weeks, with the shower waterproofing and tile setting as the steps that set the pace. We cover the schedule in detail in our guide to how long a bathroom remodel really takes.
